Don't let the mortgage crisis keep you from buying a house now.
We've been hearing about it since August, 2007. The "Mortgage Crisis". Some news reports call it "The Credit Crisis". The banking industry's reaction to the crash of the subprime mortgage market has been extreme, raising lending standards so high that few people can obtain mortgage loans from banks.
And the virtual implosion of the entire credit industry the week of September 15, 2008 unfortunately ensures that getting a mortgage loan is going to become worse before it gets better.
If you've been recently rejected for a mortgage loan, or suspect you would be rejected, you're not alone. By some estimates, more than two-thirds of the people who the banks would have readily financed in early 2007 are now rejected.
The good news for you: There are millions of homeowners who still want and need to sell their houses. And increasingly, they're recognizing that waiting for a buyer who wants their house and who can get a mortgage loan could be a very long-term proposition. They're seeing that temporary seller financing - land contract or lease/purchase option - is the best way to get their houses sold.
What we do for Buyers
In the past, land contract home sales could be as risky for the buyer as they were for the seller. Usually, no one ordered an appraisal to ensure you're paying a fair market price for the home. No one ordered a title search to determine if there were any liens against the house that would prevent you from buying the house outright with a mortgage loan when you're able to get financing. No one reliably provided the buyer with yearly interest statements so they could deduct the interest paid on their tax returns. And no one connected you with a bank professional to help you get a mortgage loan at the earliest possible opportunity.
The Land Contract Store does all of that for you, and more.
First, you can find homes that the buyers have already shown a willingness to sell on land contract. Click on "Search For Homes" to look at homes for sale by homeowners you already know are willing to discuss land contract terms.
If you can't find a home you're interested in on our website, we'll give you tips on how to approach a seller about buying their house on land contract with the professional coordination, management and enforcement of The Land Contract Store. We'll also provide you with a brochure which you can give to a home seller that explains our services, and shows how we take the fear, hassle and complications out of selling on land contract.
Once you've reached a deal and signed a purchase agreement with a seller, The Land Contract Store
Orders an appraisal of the home to ensure the price you're paying is fair
Orders a title search to make sure there aren't any liens against the property that would keep you from getting a mortgage loan on the house in the future.
After the land contract is signed and you move into your new home, we
Introduce you to a loan officer from one of several major banks and mortgage brokerages. You'll start working with that loan officer right away, so you can get into bank financing as quickly as possible, and the seller can receive their full payoff as soon as possible. If you were referred to us by a particular loan officer, he or she will be the person you'll continue to work with. Also, with your written permission at the closing, we'll provide that loan officer with updates on your payment history through The Land Contract Store, which will help the bank in determining when you're eligible for financing.
Provide you with annual interest documents, so you can deduct the interest you're paying on the land contract purchase from your taxes, the same way people deduct the interest they pay on mortgage loans.
No doubt you have many questions about buying a home on land contract. Contact us, and we'll be happy to answer all of your questions.
