Once you've reached a deal and signed a purchase agreement with a seller, The Land Contract Store

• Orders an appraisal of the home to ensure the price you're paying is fair

• Orders a title search to make sure there aren't any liens against the property that would keep you from getting a mortgage loan on the house in the future.

After the land contract is signed and you move into your new home, we

• Introduce you to a loan officer from one of several major banks and mortgage brokerages. You'll start working with that loan officer right away, so you can get into bank financing as quickly as possible, and the seller can receive their full payoff as soon as possible. If you were referred to us by a particular loan officer, he or she will be the person you'll continue to work with. Also, with your written permission at the closing, we'll provide that loan officer with updates on your payment history through The Land Contract Store, which will help the bank in determining when you're eligible for financing.

• Provide you with annual interest documents, so you can deduct the interest you're paying on the land contract purchase from your taxes, the same way people deduct the interest they pay on mortgage loans.
