I'm Jim Harpen, founder and president of The Land Contract Store, based in Toledo, Ohio. We formed the company to help home sellers who've decided to sell their homes on land contract or lease/purchase option, but, like most people, don’t know what to do next. Our clients don't know how to legally protect their properties in a temporary seller-financing arrangement, and they don't want the ongoing responsibilities of bookkeeping, collecting on late payments and the other hassles normally associated with seller financing.
Are you having a tough time finding a buyer who can get a bank loan? Join the club. The problem's not your house, and it's certainly not you. It's the finance market. With the recent implosion of the subprime mortgage industry and tightening of bank standards, more than half of the people who could have been financed by a bank or mortgage brokerage this time last year are now rejected. Temporary seller financing might be the solution to selling your house quickly.
What we do here at The Land Contract Store is streamline the creation of your land contract or lease/purchase option, helping you (and your realtor, if you're working with one) devise a land contract agreement that makes the most financial sense for you. With your attorney, or an experienced attorney we can refer you to, we make sure the contract is iron-clad and legally sound. If you have a mortgage on the property, we work with the bank holding your current mortgage for approval to sell on land contract or lease/purchase option, and then manage and enforce the terms of the agreement you have with the buyer. We also work with the banks to help the buyer of your house obtain a bank loan as soon as possible - possibly months or years before the end of your agreement with the buyer - and get your full payoff as soon as possible.
